Project brief

Kōz on Alderwood Mall Blvd is a seven-story, mixed-income apartment building at 4301 Alderwood Mall Blvd in Lynnwood, Washington, just northeast of the Lynnwood City Center light rail station. Its 199 units are studios, one-bedrooms and two-bedrooms. Half are affordable to households earning up to 80% of area median income, and half rent at market rate. Kōz Development, listed as both client and architect, developed the project with MSquared, and Kirtley Cole led construction.

The building is organized around transit. It sits beside the Lynnwood Transit Center, the northern end of the Link light rail extension, which reaches downtown Seattle in under 30 minutes. Its 100 parking spaces are split between the building and a lot across the boulevard beneath the elevated track. Shared spaces include a lobby, courtyard, game room, community room and bike room, and the project follows the Built Green standard. It is one piece of the wider redevelopment of the Lynnwood City Center district. Construction on the $54 million project began in 2023, and the building opened in March 2025.

BOGZA produced exterior renderings and a film for the project in 2022, ahead of construction. The visuals include a corner view at dusk that shows the dark-clad building with its ground floor lit.
