Project brief

Koz on BelRed is a planned six-story apartment building with 188 homes at 13800 NE Bellevue-Redmond Road in Bellevue's BelRed neighborhood. Koz Development is the developer. The building was designed to combine 139 micro-apartments of 320 square feet or less with 49 one- and two-bedroom units. About 76 percent of the homes, or 143 units, are set aside as affordable housing for income-qualified renters, and the rest are planned at market rate.

The 0.73-acre site runs between NE Bellevue-Redmond Road and NE Spring Boulevard. It now holds a one-story masonry strip of shops and its parking lot, which are to be demolished. The site is about a 13-minute walk from the future Bel-Red/130th light rail station. The ground floor is planned to hold a 35-stall garage, the lobby and a leasing office, with apartments on floors two through six. The shared amenity space is on the second floor, raised away from car traffic and facing the neighborhood, and the plans include a play area for residents. Earlier versions of the proposal called for 176 units. The City of Bellevue granted Administrative Design Review approval, which was reported in September 2026. No construction start has been announced.

In 2023, BOGZA produced exterior renderings and a film for the project. They show a building clad in brick and light panels, with a sharp corner and a wood-lined roof overhang. The set includes a corner view at dusk with the windows lit.
