Project brief
121 Fayetteville is a planned office tower for the 100 block of Fayetteville Street in downtown Raleigh, North Carolina, a half-block from the old State Capitol. It was announced at more than 30 stories and shown at 32 stories in plans filed with the city's Appearance Commission. The design combines office floors, a conference facility, a fitness center, outdoor terraces, and street-level retail and restaurant space. Atlanta-based Preferred Office Properties is the developer, Duda Paine Architects of Durham is the designer, and Kane Realty is the leasing agent.
The tower would rise on the site of the Alexander Square parking deck, replacing or building over it and adding parking and terraces on several levels. Retail would line both Fayetteville and Wilmington Streets, with deck entrances and a loading dock on the Wilmington side. Its modern, reflective exterior was planned to look out over the Capitol dome. The streetscape plan called for new lighting and art installations at the Fayetteville Street garage and at the corner of Wilmington and Hargett Streets. The block already permits 40 stories, so no rezoning was needed. The project was announced in August 2019. When final renderings were released in September 2020, construction was expected to start in 2021, but no groundbreaking has been publicly reported.
In 2019 BOGZA produced exterior and interior renderings, animation and film for the tower. The views include the glass amenity floors cantilevered over the street at dusk and a close look at the stone-clad lobby entrance.
