Project brief

Brookside at Montville is a planned 55+ active adult community on a 30-acre site off Route 202 in Montville Township, New Jersey, near Interstate 287. It is fully approved for 266 age-restricted residences. Most are one- and two-bedroom apartments, some with dens, in four-story buildings set over structured parking, and a limited number of larger townhomes complete the mix. Diversified Properties, which is based in the township, is the developer, and Minno Wasko is the architect.

The plan keeps nearly half the land, almost 15 acres, as permanently deed-restricted conservation space, with a central pond and a stream running through the property. Planned amenities include a clubhouse with a demonstration kitchen, fitness center, game room, lounge and coworking space. Outside are indoor and outdoor pools, pickleball and tennis courts, a putting green, walking trails, community gardens and dog parks. A late-1700s building once known as the Benjamin Lawrence Tavern is to be relocated, restored and reused as a gathering space, and the main road will be named Benjamin Lawrence Way. Diversified Properties closed title on the site in March 2026, starting the development process.

In 2020, BOGZA produced exterior and interior renderings, site plans, animation and film for the project. The visuals depict the approved plan, including an aerial of the full site that shows its apartment buildings, clubhouse, pool and courts set beside a pond and woods.
