Project brief

The Meuse is a 22-acre mixed-use district under construction on the west side of Fredericksburg, Texas, pairing a 210-room Kimpton hotel with about 70,000 square feet of retail. The site sits at the corner of U.S. Highway 290 and Main Street, beside the historic Klingelhoeffer House. Houston-based DC Partners is the developer. Merriman Anderson Architects of Dallas leads the design, and Curioso of Chicago is designing the hotel interiors. The name honors John O. Meusebach, who led the German immigrants who founded the town in 1846.

The plan arranges open-air spaces and native landscaping into a walkable district meant to extend Main Street. The retail portion is planned for shops, artisan markets, tasting rooms and chef-driven restaurants, with announced tenants including Lucchese Bootmaker, Fischer & Wieser and Padre's Wine Company. The Kimpton Fredericksburg, the brand's fourth Texas location, will include a rooftop lounge, a 10,000-square-foot pool, an event barn, a café and a restaurant and bar. Announced sustainability measures include intelligent climate control, low-water native planting and low-flow plumbing fixtures. The hotel was already being built when the retail district broke ground in March 2026, and the hotel has since topped out. Opening is expected in late 2027.

In 2026, BOGZA produced animation, film and renderings for the district. Aerial views show its barn-style retail buildings, the hotel and parking set into the Hill Country landscape. Street-level views follow the paved pedestrian walk, lined with market stalls and filled with crowds at midday and at sunset.
