Project brief

Limmer Square is a planned mixed-use development on about 111 acres at the intersection of SH 130 and Limmer Loop in Hutto, Texas. Its program calls for 205 single-family lots, 220 townhomes, 300 multifamily units and about 60,000 square feet of commercial space, combining several housing types with a retail and commercial component on one site. The 2025 city approvals name Limmer Holdings as the developer.

The project moved through Hutto's approval process in 2025. On April 17, the city council approved the first items to annex the land from the city's extraterritorial jurisdiction and to create a public improvement district. The district is meant to help pay for roads, utilities and other infrastructure through assessments on property within it. The city annexed the roughly 111 acres on July 14, 2025. Under the agreement, the developer will dedicate part of the land for a future expansion of Limmer Loop. The city projects a total value of about $249 million at completion.

BOGZA worked on Limmer Square in 2023 for Ashton Gray Development, producing exterior renderings and a 3D model of the master plan. The aerial view traces the project's streets, ponds and apartment blocks and sets them against the surrounding neighborhood, showing how the plan's housing and open water fit into the existing area of Hutto.
