Project brief

Cold Summit Dallas I is a speculative, multi-tenant cold storage facility in Lancaster, Texas, south of Dallas near Interstate 20. The single building covers about 343,000 square feet and is shared by four tenants. It was developed by Cold Summit, an Idaho-based cold storage developer. Primus Builders delivered it under a design-build contract after winning the project in 2020.

No tenant had signed when the building was designed, so it was planned for flexibility. Its freezer space can be subdivided and converted across a range of frozen and chilled temperatures, and the office interiors were left to be finished with each eventual occupant. Along with refrigerated storage, the facility includes truck docks, office space and maintenance areas. Cold Summit describes it as the first speculative, multi-tenant, flexible-temperature cold storage building in the United States. The building was delivered in September 2021 and is fully leased.

In 2020, BOGZA produced an exterior aerial rendering of the site. It shows the long, low distribution building with its loading docks along a deep truck court, the car parking, and the landscaped pond in front of the building's setback, set within the surrounding neighborhood.
