Project brief
Carolina Corridor Industrial Center is a planned industrial center of more than 850 acres alongside I-85 in Lexington, North Carolina, intended for manufacturing, logistics and corporate use. Winston-Salem developer Front Street Capital is behind the project. Its preliminary concept divides the site, along Old Linwood Road and Junior Waterhole Road, into as many as 15 parcels of 11 to 153 acres. At full build-out it could hold roughly 8.4 to 8.5 million square feet, in buildings ranging from about 80,000 to 2 million square feet.
The plan relies on the site's transportation links: direct interstate access and Norfolk Southern rail, with several parcels planned for their own rail service. The developer presents the project as a way to rebuild Lexington's industrial base, which declined after the city's furniture manufacturers left. Some nearby residents raised concerns about traffic, noise and light, and the developer said it would meet the city's residential buffer and environmental requirements. On Aug. 10, 2026, the Lexington City Council voted unanimously to annex the land into the city. That vote did not approve zoning or any specific development, and zoning, traffic and environmental reviews are still to come.
In 2025 BOGZA produced exterior renderings and an animation for the project. The images show the office corner of a distribution building in daylight and the same building's loading docks lit at dusk. A twilight aerial view takes in the full campus, with its large buildings spread across the landscape.
