Project brief
CLT Logistics Center is a light industrial park in the Eagle Lake area of Charlotte, North Carolina, just south of Charlotte Douglas International Airport. It has 14 Class A buildings with about 797,342 square feet of space along Yorkmont Road and International Airport Drive. Its largest building, at 3101 Yorkmont Road, has 192,874 square feet on an 11.6-acre lot. The Meritex Company owns the park and developed its newer buildings.
The park was built in phases over several decades. Its buildings have dock-high loading, drive-in doors, fire suppression and ample parking, and some offer 18-foot clear heights. The site is close to I-77, I-85 and I-485. Meritex entered the Charlotte market in August 2016 by buying the original 11-building, 583,021-square-foot portfolio from Carlson Real Estate. At the time, its tenants included Bimbo Bakeries, FedEx and DC74 Data Centers. The purchase also included an adjacent parcel planned for up to three new industrial buildings totaling 200,000 square feet. In December 2018, Meritex broke ground on two speculative buildings, the final phase of that plan. The park now operates as a leased light industrial campus.
In 2017, BOGZA produced exterior renderings of the project for Merriman Schmitt Architects. The images include an aerial view of the buildings and the woods around them, showing how the campus fits its site near the airport.
