Project brief

Salisbury Square is a planned mixed-use development on a 4.9-acre site at 700 South Salisbury Street in downtown Raleigh, North Carolina, at the corner of West South Street and South Salisbury Street. It sits across from the Martin Marietta Center for the Performing Arts, and its developer has described it as one of the largest single development parcels left in the city's central business district. Dominion Realty Partners is developing the project in a joint venture with New York Life Real Estate Investors. J Davis Architecture is the architect. The development is planned to be built in phases.

From 1979 the site was home to the North Carolina Association of Educators. Dominion Realty Partners bought the land in 2022 for $35.5 million, and the existing office building was torn down in 2023. Earlier plans centered on a 20-story tower with apartments above office and retail space, along with a second residential tower, a hotel, workforce housing wrapping a parking deck, and a central park recalling the association's history. Uncertainty in the office market and financial markets led to a revised first phase. A February 2025 filing describes a 7-story residential building with 545 units, a connected parking deck, three courtyards, a pool, and a seventh-floor sky deck and lounge. As of 2026, the groundbreaking was listed as upcoming.

In 2022, BOGZA produced exterior renderings and an animation of an earlier office-led scheme for the site. They show a glass office tower with an angled profile and a recessed, lit base on its street corner. The set includes a street-corner view and a long view across the trees that places the tower within the downtown Raleigh skyline.
