The Offices at Southstone Yards.
Office · Frisco, Texas · 2021

Project brief
The Offices at Southstone Yards is a seven-story office building of about 242,000 square feet in Frisco, Texas, and the first phase of the 45-acre Southstone Yards mixed-use development. It sits at State Highway 121 and Spring Creek Parkway, just south of the Stonebriar neighborhood. Crow Holdings Development developed the project, Duda/Paine Architects designed it in partnership with Gensler, and Gensler handled the interior design.
The developer weighed a concrete scheme against a mass timber one and chose timber. The building pairs southern yellow pine columns, beams and ceilings with concrete to reduce embodied carbon. The timber stays exposed behind floor-to-ceiling glass, and tenant buildouts leave ceilings and columns uncovered. Every floor has a private terrace, and the building includes a fitness and wellness center, meeting spaces and access to three acres of surrounding park. It is LEED v4 Gold certified. Construction was largely finished in 2024. In 2025 Toyota Financial Services, whose North American headquarters is across the street, leased the entire building for about 1,000 employees. The wider site is planned to add retail, restaurants, a hotel and more than 1,000 homes.
BOGZA produced exterior and interior renderings for the project in 2021. They show the glass building at dusk with its lit ground floor, the timber-framed planted terraces as seen from the street, and the outdoor commons with people and seating.
