Project brief
The Republic is a 48-story office tower at 401 West Fourth Street in downtown Austin, Texas. It fills a full block just south of Republic Square Park, one of the city's four original public squares, and takes its name from the park. Lincoln Property Company developed the roughly 830,000-square-foot building with Phoenix Property Company and DivcoWest. Duda|Paine Architects designed the tower, and Michael Hsu Office of Architecture designed its interiors.
The angled tower rises about 700 feet on a site that was once a parking lot, which makes it the tallest pure office building in Austin. Its floors average about 29,000 square feet and look toward Lady Bird Lake. The entire 19th floor is an amenity level with conference rooms, a fitness center, and a club room with a lounge and bar. It opens onto a landscaped terrace under shade canopies. At street level, a 20,000-square-foot public plaza with an outdoor bar connects directly to the park. Nearly 17,000 square feet of retail lines the plaza, including three restaurant spaces. Ground broke in September 2022, and the structure reached its 48th floor in November 2024. The tower has since been completed.
In 2020, BOGZA produced exterior renderings of the tower for Duda|Paine Architects. They include a dusk view of its tapering glass form rising over Republic Square Park and the downtown skyline.
