Project brief
The Station at LoSo is a 15-acre mixed-use development facing the LYNX Scaleybark light rail station in Charlotte's Lower South End. Its first phase, Stations 3 and 4 at 3700 and 3600 South Boulevard, consists of two five-story office buildings totaling about 200,000 square feet, with retail and restaurant space on the ground floor. Charlotte-based Beacon Partners developed the project. RBA Group designed the buildings, and LandDesign was the landscape architect.
The brick-and-steel buildings draw on the city's historic brick warehouses. Each has private terraces, operable windows and an open-air staircase that reaches every floor. Tenants share a fitness center with locker rooms and a meeting space that opens to the outdoors, and office suites range from 5,000 to 90,000 square feet. Both buildings earned LEED Silver core and shell certification and a two-star Fitwel rating. The site sits on the Charlotte Rail Trail, and Skyla Credit Union anchors it with a 50,000-square-foot headquarters. Stations 3 and 4 were delivered in 2023 and sold in August 2026. Later phases, including about 350 multifamily units, remain planned.
In 2022 BOGZA produced exterior and interior renderings and an animation for the project. The visuals show the brick buildings with a steel signage tower and a landscaped walk running between them.
