Project brief

11635 NE 8th is an office and retail project in Bellevue, Washington, named for its address on NE 8th Street. It was designed as a slender glass office tower on the eastern edge of downtown Bellevue, and Ryan Companies US led the project as both client and architect.

The site sits directly beside the light rail line, so the planned workplace was conceived alongside transit, at the point where the downtown office core meets the districts to the east. The program combines office floors with retail, and the tower's glass form is kept narrow, which gives the building a slim profile among its neighbors.

In 2023 BOGZA produced exterior renderings, a film and a 3D model of the tower for Ryan Companies US. The still images present the building from three points of view. The first follows an autumn greenway with cyclists moving along it. The second looks at the street-level base at dusk, with the elevated light rail station standing beside it. The third is an aerial view that sets the tower against the skyline of downtown Bellevue, with the Cascade foothills in the distance.
