Project brief
12th Place Development is a transit-oriented, mixed-use redevelopment planned for an 8.35-acre site on 120th Avenue NE in Bellevue, Washington. The site sits in the Bel-Red Corridor, just west of the Spring District and north of Lake Bellevue. It is developed by Pine Forest Properties, the commercial development arm of the homebuilder The Burnsteads, with Collins Woerman and Ryan Companies US as architects. It would replace the early-1980s Twelfth Place Business Park. The master plan called for six buildings of six to nine stories, totaling more than 889,000 square feet. Two office buildings would hold about 412,200 square feet of office space, and four residential buildings roughly 435 apartments.
The plan was organized in three phases. It included about 6,000 square feet of ground-floor retail in the office buildings and one residential building, with nearly 2,000 parking stalls below grade. Transit access shapes the scheme: the site faces a station on the East Link light rail line. The City of Bellevue approved the master development plan in 2018. Pine Forest later sold about five acres to Alexandria Real Estate Equities. A revised plan for that portion, renamed Alexandria Center for Science and Technology – Bellevue, was under city review around 2024.
In 2021, BOGZA produced exterior renderings and a film for the project. Aerial views set the new buildings within the surrounding neighborhood, with Lake Washington in the distance. A night view shows the office buildings from a rain-wet street.
