Multifamily · Long Island City, New York · 2018
Project brief
23-15 39th Avenue is an eight-story hotel in Long Island City, Queens, with 95 guest rooms. The building rises 85 feet and contains about 44,750 square feet, of which roughly 37,120 square feet is given over to hotel use. Rooms average about 391 square feet. The developer was Sunny Builders NY, and the building was designed by M.S. Savani Architect.
Permits were filed in May 2018 for a site that held a one-story house, and construction was expected to run from September 2018 through the end of 2019. The project was part of a wave of hotel development in Long Island City, which had drawn more hotel projects than any other outer-borough neighborhood in the preceding years. The plans called for a lobby with a waiting area, a breakfast room, a laundry room and bicycle storage. The site is a few blocks from the Queensboro Plaza station, served by the 7, N and W trains. The building is complete and now operates as Lotus Blu Inn & Suites, with a 24-hour front desk, an elevator and accessible rooms.
In 2018, BOGZA produced an exterior rendering of 23-15 39th Avenue for the project team. The image shows the building at dusk from street level, with its windows lit against the evening sky.
