Project brief

495 Broadway is an eight-story Art Nouveau office and retail building in SoHo, New York. It stands on the block between Spring and Broome Streets and runs through to Mercer Street. Completed in 1893 and also known as the New Era Building, it rises 116 feet and holds about 100,000 square feet. Retail occupies the ground floor, with seven office floors above that each average roughly 10,000 square feet. Its original design is attributed to Alfred Zucker, though some accounts credit Buchman & Deisler. The current renovation involves owner Penn South Capital, client WB Property Group and architect Bialosky New York.

The brick and masonry building lies within the SoHo-Cast Iron Historic District. The renovation has rebuilt the lobby and the lower facade. The office floors have ceiling heights of 13 to 15 feet and are served by two passenger elevators and a freight elevator. A rooftop renovation with panoramic views is planned, with approvals pending. In 2020 the building was marketed with three contiguous floors that the landlord offered to build out to suit a tenant.

BOGZA produced exterior and interior renderings and 360° tours for the project in 2020. Among them is a street view at dusk that shows the building beside its neighbors on Broadway, with its arched windows and ornate green copper crown.
