Project brief

404NW1 Condominiums is a proposed nine-story condominium building planned for 404 Northwest 1st Avenue in Downtown Fort Lauderdale, at the edge of Flagler Village. Plans call for 25 condominium units, ground-floor retail and a parking garage, totaling about 85,505 square feet and rising roughly 128 feet. The 0.27-acre site lies between NW 1st Avenue and North Andrews Avenue, beside NW 4th Street. The developer is 404 NW 1 LLC, an affiliate of the Brooklyn-based New Leaf Development, which bought the site in 2021. INOA Architecture is the design architect and The Tamara Peacock Company Architects is the architect of record. Andres Montero Landscape Architecture handled the landscape design and Flynn Engineering the civil work.

The design relies on balconies and floor-to-ceiling windows to give the facade a sense of movement. At street level, planned landscaping and new sidewalks are meant to create a walkable edge where the Downtown Core meets the Near Downtown district. The project was filed with Fort Lauderdale's Development Review Committee in June 2022, and updated designs were released later. It is still described as proposed, with no approval or groundbreaking reported.

In 2022, BOGZA produced exterior renderings of the building for the client and INOA Architecture. The images show glass-walled floors wrapped in flowing white balcony bands and carried on slender curved supports, with the tower set among palms along the street.
