Project brief
Alta Watkins is a 357-unit apartment community under construction in Morrisville, North Carolina, between Research Triangle Park and Perimeter Park. Wood Partners is developing it with PGIM as capital partner. Axiom Architecture designed the project, and Studio 5 Interiors handled the interiors. The unit mix includes one-, two- and three-bedroom apartments, finished with quartz countertops, custom cabinetry, stainless steel appliances, wood-style plank flooring, walk-in closets and in-unit washers and dryers.
The site sits next to Wake Tech's new community college campus, near the Spark Life Sciences community and the Pathway Triangle Campus. The amenity program is broad. Outdoors, there is a resort-style pool, three courtyards and space for outdoor games. Indoors, there is a fitness center with a sauna recovery lounge, a golf lounge, a podcast lounge and a pet spa. The plan also includes an on-site retail market, rentable offices for remote work, event space and short-term units for visiting guests. Construction began in April 2026, Wood Partners' third Raleigh-Durham start in about a year, and completion is targeted for the end of 2028.
In 2025, BOGZA produced renderings of Alta Watkins for Axiom Architecture, focused on the community's shared spaces. One view shows a courtyard in the evening, with a fire pit at its center and lounge seating gathered around it under low, warm light. Another shows the pool deck lined with cabanas and loungers, framed by brick-and-panel buildings. Together, the images show how residents would use these spaces, giving the design team and developer a clear picture of the amenity program ahead of completion.
