Project brief
Arc Tower is a planned 45-story residential tower at 571 Broad Street in Downtown Newark, New Jersey, designed to rise 520 feet. It is planned to hold 344 rental apartments: 94 studios, 175 one-bedrooms, 73 two-bedrooms and two three-bedrooms. About 1,800 square feet of retail would line Broad Street. Ocean View Capital Management is developing the project, and the tower was designed by New York-based INOA Architecture. The site sits roughly midway between Military Park and Harriet Tubman Park, within the Broad Street Station Redevelopment District.
The design centers on a double-skin curtain wall. The outer glass layer appears to slice open and reveal a second enclosure behind it, creating partially enclosed terraces and stacked outdoor spaces for select apartments while sheltering them from wind. At street level, the base slopes inward to form a public plaza. A first-floor mezzanine is planned as a co-working space for residents, alongside a gym, a lounge and a movie theater. The tower would replace a vacant two-story retail building and an empty rowhouse, while neighboring buildings would remain. Newark's Landmarks and Historic Preservation Commission denied the project in late 2022, but the Central Planning Board approved it on February 6, 2023. No construction start or completion date has been announced.
In 2022, BOGZA produced exterior renderings and a film for Arc Tower. One street-level view shows the curving, finned glass base, with a cafe and outdoor seating facing Broad Street.
