The District at The Park.

Project brief

The District at The Park is a mixed-use neighborhood under construction on 60 acres within The Park, a 185-acre campus just south of Interstate 78 in Berkeley Heights, New Jersey. The Connell Company is developing it, and Minno & Wasko is the architect. Plans call for 328 rental apartments in two buildings, 45 of them affordable, along with roughly 160,000 square feet of shops, restaurants and entertainment lining District Drive, a pedestrian main street.

The campus began in the 1980s as Connell Corporate Park, and Connell started a $500 million redevelopment in 2019. Construction on the District began in winter 2023. The first apartment building, RT500, rises 11 stories with 179 units and topped out in July 2025. Its interiors are by David M. Sullivan Inc., and its amenities include an outdoor pool, a fitness center, a game room and co-working lounges. A second building with 149 units is planned across the street. A 60,000-square-foot entertainment building, which broke ground in 2024, anchors the district. The plans also add trails, a greenspace for events and a playground. District Drive is slated to open in phases beginning in September 2026.

In 2022, BOGZA produced an exterior rendering of the development by day, seen from the entry drive. It shows mid-rise buildings of red brick and gray panels set back behind lawns, with a curving drive and street trees in the foreground.
