Project brief

Aurum is a mixed-use apartment community at 18475 West Colfax Avenue in Golden, Colorado, just west of Denver. The four-story building holds 165 rental units, from studios to three-bedroom apartments, above 20,400 square feet of ground-floor commercial space on a site of about 3.78 acres. Confluence Companies developed, built and manages the project, and Craine Architecture designed it.

The building pairs a concrete podium with wood framing above. It is run as a co-living community, marketed as Aurum Living, with private studios and flexible leases aimed at Colorado School of Mines students, young professionals, remote workers, empty nesters and local workers. Units have no ranges. Residents instead share three community rooms with kitchens and dining areas. Other amenities include a laundry room combined with an arcade, a gym, an outdoor patio, work-from-home offices and conference rooms, and the ground floor includes a coworking space. The developer built it without public subsidies and reports average rents affordable to households earning 75 to 82 percent of Area Median Income. Aurum was completed in June 2022, and Golub & Company and Altre acquired it in 2025.

BOGZA produced interior renderings of the shared ground floor for Texture in 2021. The views include the food hall counter, cafe seating and a wine wall, along with the stair that leads up to the workspace.
