Project brief
FoundryLine is a 17-story rental apartment building with 348 units at 3750 Blake Street in Denver's River North Art District (RiNo). It stands on a site of about one acre beside the 38th & Blake station on RTD's A-Line commuter rail. McWhinney developed it in a joint venture with PGIM Real Estate, and the Denver firm Craine Architecture designed it. Craine puts the building at 474,000 gross square feet, including a 105,000-square-foot parking garage and about 9,000 square feet of ground-floor commercial space.
The building has a dark brick facade, and its apartments average about 655 square feet, according to the developer. Shared spaces include a residential lobby and leasing office, a fitness center and spa, and a rooftop social lounge with a pool deck. Its location next to the rail station places it within a transit-oriented zoning district around 38th and Blake. Ground was broken in May 2021, and by October 2023 the building was complete and open to residents, with leasing underway that autumn. It received two ABC Rocky Mountain 2023 Excellence in Construction Awards: Project of the Year and Mega Project for work over $100 million.
BOGZA produced an exterior rendering of FoundryLine in 2017 for Craine Architecture and Confluence Companies, years before construction began. The image shows the building at sunset, viewed from across the rail tracks, with the station plaza in the foreground.
