Project brief
Interchange Logistics Center is a 224,979-square-foot Class A industrial building in Huntersville, North Carolina, on a site of about 23 acres at 10701 Hambright Road, where Hambright Road meets Mt. Holly Huntersville Road. Trinity Capital Advisors developed it as a speculative warehouse and distribution facility. Merriman Schmitt Architects designed it, Edifice was the contractor, and D & A Wolverine PLLC handled civil engineering.
The building uses tilt-wall concrete construction, with 36-foot clear heights and 54 dock doors measuring 9 by 10 feet. Early plans called for a 240-foot-deep rear-load layout, ESFR sprinklers, space for one or several tenants, and more than 172 car and 70 trailer spaces. The location gives trucks quick access to I-77, I-485 and I-85. Development began in February 2022, and construction was completed in 2023. Before it was finished, SEG Systems signed a 10-year lease for the entire building. In October 2023, Trinity Capital sold the fully leased property to Clarion Partners for nearly $28.3 million.
In 2021, while the project was still in planning, BOGZA produced an aerial exterior rendering of the building and its site for Merriman Schmitt Architects. The daylight view shows the distribution building with its truck court and car parking, set among lawns and woods.
