Project brief

Lakeside Village is the final phase of Lakeside, a mixed-use development of roughly 160 acres in Flower Mound, Texas. The village itself covers about 40 acres on a peninsula along the northeast shore of Grapevine Lake, about seven minutes north of DFW Airport. Realty Capital Management, the master developer since 2011, is building it with architects Merriman Associates, BOKA and GFF and interior designer Duncan & Miller Design. Its mix includes shops and restaurants, single-family and Mediterranean-style villa homes, high-rise condos, office space, and Thirty-One Eleven Sunset, a 16-story, 207-unit apartment tower at 3111 Sunset Blvd.

The village is under construction and was reported to be about 80% built in 2025. A two-level underground garage sits beneath a public plaza ringed by lake-view restaurants. A dining district of five to six restaurants is planned for the south end. Plans approved with town incentives in 2023 call for a hotel of about 130,000 square feet with a ballroom and 140,000 square feet of Class AA office space. The development agreement also provides for a public boardwalk, an observation deck and a 1,000-seat amphitheater. Nearby, the town approved Lakeside East in October 2025. This 21-acre expansion is planned with 132 townhomes, 43,000 square feet of retail, a hotel and a public nature trail, and construction was expected to begin in summer 2026.

In 2022 BOGZA produced an exterior rendering of one of the village's retail courtyards. The aerial view is set at dusk. It shows tile-roofed buildings of white stucco around a paved courtyard with a central planter, outdoor tables and string lights, with diners and shoppers moving through the space.
