Lipoa Dual-Brand Hotel.
Hospitality · Kihei, Hawaii · 2023

Project brief
The Lipoa Dual-Brand Hotel is a planned Hilton hotel in Kihei, on the south shore of Maui, that pairs Tempo and Home2 Suites rooms under one development, with 220 guestrooms in all. It sits in Līpoa, a 400-acre master-planned community that grew out of the former Maui Research and Technology Park. Līpoa Investments, the master developer and owner of the park's undeveloped land, is developing the hotel. Jensen Design Architects, a hospitality firm based in Redmond, Washington, is the architect and appears to have handled the interior design as well.
The design splits the program across separate buildings: a four-story hotel building for each brand and two one-story amenity buildings shared by guests of both. The amenity buildings hold a market, cafe, bar, flex space and fitness area, and open onto an outdoor pool deck with a grilling patio. The site is within walking distance of Maui Brewing Company, Kihei Charter School and Maui Nui Golf Club. The park's 2016 rezoning allows up to 500 hotel rooms, so the hotel does not need Planning Commission review. As of July 2025, the developer was seeking building permits, with an opening anticipated in fall 2026.
In 2023, BOGZA produced interior and exterior renderings for the hotel. Among them is a view of the lobby market and cafe, set beneath a skylit ceiling with a wood trellis.
