Project brief

Presidium Frisco Square is a five-story apartment community at 5750 Cotton Gin Road in Frisco, Texas, near the corner of Cotton Gin and Church Roads within the Frisco Square mixed-use district east of the Dallas North Tollway. The gated community has 368 apartments, from studios to three-bedroom units of about 532 to 1,808 square feet. It totals roughly 337,000 square feet on a 4.25-acre site and includes a six-level parking garage. Presidium developed it, O'Brien Architects of Dallas designed it, Ink and Oro did the interiors, and studioOutside did the landscape.

The architects drew on three architectural types, American Classic, Mercantile and Spanish Mission, to vary the buildings' character. Outdoor space centers on three courtyards with outdoor kitchens, a resort-style pool overlooked by a rooftop terrace, an outdoor pavilion, and a dog park and dog spa. A 13,000-square-foot leasing building contains a clubroom, cinema lounge, golf simulator, fitness center and co-working space with micro-offices and a podcast room. Units have keyless entry and energy-efficient appliances. A public library, a cinema and the FC Dallas stadium are nearby. Construction began in late 2021, and the community is now complete.

In 2022, BOGZA produced renderings and a 3D model of the community. The images include a game room with a billiards table and leather banquette, a resident kitchen arranged around a long communal table, and the pool courtyard framed by pergolas and flowering trees.
