Project brief
Riverside Park is a planned mixed-use development at 1895 Route 23 South in Wayne, New Jersey. It is designed around a single 232-unit apartment building, with 24 of the units set aside as affordable rentals, and commercial space facing Route 23. The developer and owner is Galreh, LLC, and the architect is Thomas J. Brennan Architects.
The 10.3-acre site lies in the township's Highway Commercial district, on floodplain land bordering the Pompton River, about a quarter mile south of the river bridge. The Wayne Zoning Board of Adjustment approved the project in 2017 after more than a year of hearings, and the resolution was memorialized in January 2018. Residents raised concerns about flooding, schools and traffic, and a challenge from residents and a local realty company was rejected in Superior Court. The stormwater plan was revised to reduce flooding in the area. Because state transportation officials would not allow apartment access from Route 23, residents would enter from Kennel Court. A 2025 amended plan treats the apartments as Phase 1 and proposes a Wawa and a Chick-fil-A as a second phase. The site was cleared in 2023, when more than 300 trees were removed, but construction has not begun, and the board extended the approval to November 23, 2026.
BOGZA produced an exterior rendering of Riverside Park in 2025. The image is set in autumn and shows people walking a riverside path through the trees, with the apartments rising beyond an open meadow.
