Project brief

RL Cold is a 268,060-square-foot cold storage distribution facility at 3875 Cornelia Highway in Lula, Georgia, about 62 miles northeast of downtown Atlanta. RealtyLink's RL Cold and BGO own it through a joint venture, and Primus Builders handled design and construction under a design-build contract. The warehouse has 38,259 pallet positions and 38 dock doors.

Frozen storage makes up 181,000 square feet of the building and includes QFM blast freezing, with automated slatting and de-slatting of pallets. A two-story office with support spaces sits alongside the freezers and dock, and the site provides parking for 106 cars and 52 trailers. The location serves a poultry-producing region, with direct access to Interstate 985, nearby State Route 23, and Norfolk Southern rail. It also sits next to the planned 104-acre Northeast Georgia Inland Port, which is intended to connect the area by rail to the Port of Savannah. The facility was delivered in November 2024 and is fully leased to CJ Logistics. In July 2025 the owners refinanced it with a $78.5 million loan from QuadReal.

In 2023 BOGZA produced animation of the facility for Primus Builders. One sequence is a daylight aerial that shows the building with rooftop solar panels, a long truck court, and parking areas. The site appears set within forest beside a lake, which places the warehouse in its wooded North Georgia setting.
