Project brief
Statesville Commerce Center is a speculative industrial park on Barkley Road near Highway 70 in Statesville, North Carolina, within two miles of Interstate 77. Williams Development Group of Winston-Salem announced it in 2021 as two Class A buildings totaling about 634,000 square feet on roughly 70 acres. Merriman Schmitt Architects designed the buildings, and Landmark Builders was named general contractor. It was the developer's fifth industrial project in the state.
The plan paired a 370,136-square-foot building with 36-foot clear height, 72 dock-high doors and 145 trailer spaces, and a smaller building of about 263,700 square feet with 32-foot clear height, 33 dock-high doors and 73 trailer spaces. Both were specified with ESFR fire suppression and LED lighting. The smaller building was completed first. LaSalle Investment Management bought it for $27.8 million, when it was 57% leased. Construction of the larger building has not been confirmed.
In 2021, BOGZA produced exterior renderings and 360° tours of the park for Merriman Schmitt Architects. The visuals present the full two-building plan, including a daylight aerial of both large distribution buildings with their truck courts and car parking, set among open fields and woods.
