Project brief
Stratus Midtown is a proposed 30-story office tower at 80 Peachtree Place NE in Atlanta's Midtown district, on a 0.88-acre site bounded by 10th Street, Crescent Avenue and Peachtree Place. Trammell Crow Company is the developer, and Duda/Paine Architects designed the tower with HGOR as landscape architect. The plans call for about 465,000 square feet of Class AA office space above a parking podium, plus roughly 9,000 square feet of street-level retail, most of it along 10th Street.
Duda/Paine shaped the glass tower as three sweeping, sail-like crescents, with large balconies set into several floors. The podium is planned to hold a 13-story enclosed garage with 828 spaces, and an office lobby and café would anchor the southeast corner on Peachtree Place. The site, formerly a credit union office and its parking lot, sits within 150 feet of the Midtown MARTA station and across Crescent Avenue from the Margaret Mitchell House. The developer has worked with the Atlanta History Center on plans to turn Crescent Avenue into a one-way shared street linked to the house's gardens. The project went before the Midtown Development Review Committee in November 2021 and remains a proposal, with the developer estimating completion in the third quarter of 2027.
In 2021 BOGZA produced renderings and a film for the tower. The visuals show the glass facade with copper-toned accents rising from a lit base in a street view at dusk, a landscaped garden terrace above the podium with the Midtown skyline behind, and a lobby lounge with a library nook.
