Project brief
The Dylan at 160 N. Morgan is a 30-story, 350-foot residential tower at 160 North Morgan Street in Chicago's Fulton Market district. It holds 282 rental apartments, ranging from studios to three-bedroom units of 526 to 1,669 square feet, above about 2,657 square feet of ground-floor retail. Sterling Bay developed it in a joint venture with Ascentris, a real estate private equity firm, and bKL Architecture designed it. It is Sterling Bay's first primarily residential project in Fulton Market.
The tower is organized as two staggered rectangular volumes finished in floor-to-ceiling glass, red metal panels and dark metal beams, a palette that draws on the area's industrial past. The southern volume extends past the podium on Y-shaped columns. Murals by Emmy Star Brown on the underside of the overhang and by Kate Lewis on the north wall bring art to the street. Amenities include a 29th-floor pool deck with cabanas, rooftop lounges with fireplaces and grills, a fitness center, coworking space and a dog run. Twenty-eight apartments are affordable units on site. Morgan station on the Green and Pink Lines is a minute's walk north. The building was completed in 2023: pre-leasing began in August, and the first residents moved in that autumn.
In 2022, BOGZA produced exterior renderings for Sterling Bay. They show the building's brick base and storefronts at street level, with the glass tower and its angled steel supports rising above.
