Project brief
The Springs at The Waterfront is a 12-story senior living community at 1015 W Columbia Way in Vancouver, Washington, on Block 18 of the city's Columbia River waterfront district. Its roughly 360,000 square feet hold 250 units: 182 for independent living, 48 for assisted living and 20 for memory care, with a 250-stall garage below grade. The Springs Living, its owner and operator, developed it with PMB, and GBD Architects designed it. Howard S. Wright served as the general contractor. It is The Springs Living's first community in Washington.
The building faces south along the riverfront, inside a 32-acre master plan that includes seven acres of parks. The design places the memory care and assisted living wings at the center of the program, so residents at every level of care share the same views, materials and amenities. Residents have a spa and wellness center with an indoor pool, several places to eat including a public house, a café and a wine lounge, a terrace, a putting green, gardens and a rooftop activity space. A retail space sits at the northeast corner. The building was designed to LEED Gold and Fitwel standards. Ground was broken in April 2022, and the community opened in November 2024. That year it received two HREI Insights awards.
BOGZA produced exterior and interior renderings, floor plans, animation and film for the community. The images show the building along the riverfront at dusk, its entry court and a dining room with a fireplace.
